FAQs

How do I book a Berkshire Living property?

Following your viewing of our available rooms, we will send you an email outlining the upfront payment that is needed to stop viewings on the particular room you would like to book. This upfront payment consists of our non-refundable administration fee, a deposit, and one month’s upfront rent. The email will also provide you with a link to our online application form, which will need to be completed for us to process your application.

Do you do weekend viewings?
We carry out viewings on Saturdays, by appointment only. If you would like a weekend viewing, just give us a call and we can arrange this for you!
What paperwork will I need to submit when booking a Berkshire living property?
The paperwork we need to process your application includes:

  • Your photo ID
  • Your proof of address
  • Three months’ full breakdown of your bank statements
  • Three months’ of your payslips or a work reference confirming details of your position within the company
  • If you have a Guarantor, we will need all of the above from them too

If you’re unsure of any of the items we need, we are always happy to help so just give us a call!

What happens with my deposit?
We register your deposit with the DPS (Deposit Protection Scheme), within 30 days of you making the payment. Every landlord in England and Wales must put your deposit in a Government approved tenancy deposit protection scheme, if you have an assured shorthold tenancy (AST) that started after 6 April 2007. You will recieve an email from the DPS once this has been completed, to confirm the registration and provide important information, which you will need at the end of your tenancy. So make sure you save that email somewhere safe!
Do I have to clean my room when I move in?

No, we make sure its professionally cleaned before you move in! Plus, the communal areas are cleaned every fortnight by our cleaner.

Are white goods provided in the house?
Yes, we provide white goods in all houses.
How can I be added to the Berkshire Living mailing list?
If you want to be notified via email of any rooms that become available in the future, just fill in the contact form below and include a message explaining this. We will then send you an email whenever we know a room, studio or flat is becoming available in the near future.
What fees do you charge?

Berkshire Living charges no fees! To reserve a home you pay a holding deposit, charged at £200 for a home which comes off your first rental payment

In the event you fail referencing or choose not to proceed with the property the £200 holding deposit is not refunded.

Our lettings team will work with you prior to taking up referencing to ensure you have every opportunity to pass. If the lettings team felt you would not pass the referencing check, we will refund the holding deposit.

There will be no hidden or additional charges after you have paid this holding deposit. As we do not use estate agents there are no additional agency fees or renewal fees and there is no charge for opening or closing inventories and recording a schedule of condition.

There is a one off end of tenancy cleaning fee which is £90 for a room. This ensures from a property condition perspective, you get your deposit back in full!
